Modular & offsite construction advisory
Offsite projects, delivered the way they were promised.
Investors, developers, owners, general contractors, design teams, factories and site crews bring in JLB Solutions to make offsite construction predictable: the right approach chosen early, the right factory, and one plan carried from design through the plant to the set.
Led by Jason Bos, Industrialized Construction Specialist, with 25+ years in modular design, factories and the field.

One plan, carried all the way through
Offsite projects go wrong at the handoffs. JLB Solutions works across every stage, starting before design, so the decisions made in design still hold up in the plant, on the truck, and under the crane.
Feasibility
Test whether offsite fits the site, building type, schedule and budget, and choose the approach before design begins.
Design
Apply design for manufacturing and assembly early, while changes are still cheap.
Factory
Match the project to the right plant or define the correct product delivery environment, then qualify, plan, and monitor digital and physical production.
Transport
Size modules for the route and permits, and plan shipping around the set schedule.
Set & Finish
Coordinate crane day, site crews, and plant-to-site QA through to a finished building.
Services
What JLB Solutions does
Hands-on support at the stage you need it, or across the whole project.
Owner / Developer / GC Representation
Your technical voice with manufacturers, designers and contractors. I review submittals, shop drawings and schedules, visit the plant, and flag problems while they are still cheap to fix, so the project you are paying for is the one that gets built.
Feasibility & Investor Due Diligence
An honest read on whether offsite fits the project, and a close look at the factories, products and numbers behind it. For investors, that means capability, capacity, management and risk. For developers, it means choosing between modular, panelized and site-built before design locks it in.
Product Development & Realization
Turn a building concept into a repeatable, manufacturable product: standard plans and options, engineering, a complete bill of materials and the documentation a factory needs to build it the same way every time.
DFMA Advisory & Validation
Review designs for manufacturing and assembly, from module and panel breaks to connections, MEP routing and lifting. The goal is a coordinated package the plant can build from and the field can set without surprises.
Factory Qualification & Planning
Evaluate manufacturers for capability, capacity and quality, including how much of that capacity is already booked. Or plan a new plant: product mix, layout, lines, staffing and ramp-up.
Automation & Process Deployment
Choose the right level of automation for the product and the volume, then deploy it with the processes, data and training that make it pay off. More equipment is not always the answer.
Plant to Site QA & Project Delivery
Quality checks in the factory, through transport and at the set, with clear hold points and a scope matrix that names who owns every seam. Modules arrive ready to finish, and problems are traced back to their source.
Operations Optimization & Turnaround
Raise throughput and get struggling plants or projects back on track, often with little new capital. It starts with the workflow upstream of the line and the data on where time and money actually go.
Fractional Leadership
Senior offsite leadership without a full-time hire. I step in as a part-time COO, VP of Operations or head of product for a set number of days a month, lead a launch, ramp-up or turnaround, and build the systems and people to carry it forward once I hand it back.
Where I can help
Building a product or a factory?
For companies turning buildings into products, the plants that make them, and the teams stretched thin running both.
Launching a new offsite product or platform?
Turn the concept into a repeatable product with plans, options, engineering and a bill of materials a factory can build from.
Related serviceProduct Development & RealizationBuilding, buying or expanding a factory?
Size the plant to the product and the market, check real capacity, and plan the layout, lines and ramp-up.
Related serviceFactory Qualification & PlanningThinking about automation, but not sure where it pays off?
Find where equipment earns its keep for your product and volume, and the processes it needs to deliver.
Related serviceAutomation & Process DeploymentTeam too busy running the business to improve it?
Your best people are fully booked keeping the plant and projects moving, and no one has the time to fix the process, launch the product or plan what comes next. An adviser brings senior experience for the hours you need, without adding to headcount.

Build a product, not just a project
Offsite pays off when a building becomes a product. JLB Solutions helps companies take a product from the first idea, through a defined delivery system, to a launch that can repeat.
Ideation
Define the market, the customer and the problem the product solves, and test whether a factory-built answer can win.
Product Development
Turn the idea into a repeatable platform: standard plans, options, engineering and a complete bill of materials.
Delivery System Definition
Define how the product gets built and delivered: factory or partner, level of completion, logistics, set, and the digital workflow that connects them.
Implementation
Stand up the plant, supply chain, people and processes, then prove the product with pilot builds before scaling.
Launch
Bring the product to market with a delivery system that repeats it on schedule and on budget, unit after unit.
Results
Proven in the plant and on the job site
What 25+ years of factory and field results mean for your project.
Tripled production and grew revenue from $23M to $47M, with almost no new capital
Most plants can get far more from what they already have. I know where to look.
Helped launch a new modular factory and grew its output 2.5 times
Factory planning and qualification from someone who has ramped a plant, not just toured one.
Finished a 20-unit multifamily modular project 10 months ahead of a nearby site-built project that started 8 months before it
Delivery experience that holds the schedule from the plant through the set. The project was named the Modular Housing Institute’s 2012 Best Multi-Family Modular Development.
Played a key technical role in raising over $1B across four companies
Due diligence from someone who has sat on the other side of the table and knows what investors need to see.
Cut structural cost 80% with a folding wood structure, one of several patent-pending building systems
New products designed around how they will be manufactured, shipped and set.
Matched factory equipment and automation to the product and the production volume
Automation sized to the product and the volume, with the processes to support it.
Raised approval drawing output from one to five per day and delivered shop drawings to the line two weeks before start
Premanufacturing workflows that keep the line fed with complete, accurate drawings.
Developed and ran a product platform of 35 standard plans and 500+ options, producing 200+ custom homes a year
Customization customers want, without giving up manufacturing volume.
Cut design concept turnaround 50% through standardization and workflow automation
Faster design cycles, and design teams set up to work the way a factory needs them to.
Built a company's first 3D BIM engineering team and led design and drafting teams across three companies
Teams built around clear standards, shared ownership and steady improvement, so results last after the consultant leaves.
A note from Jason
I’ve built what other people drew. Now I draw what people can build.
I started my career as a sheet metal fabricator in Northern California. I learned early that whatever gets drawn, planned or promised, someone has to build it. I still approach every process, plan and detail as if I will be the one living with the outcome.
Over 25 years I have worked every stage of offsite construction: sales, design, engineering, the factory floor, quality, logistics and the site. Along the way I learned that offsite rarely fails because of the method. It fails at the handoffs between teams, in processes nobody defined, and in the planning that was skipped to save time.
That is where I focus now. I help investors, developers, owners, general contractors, design teams, factories and site crews make the right call early, then I stay involved as much as needed to see it through.
When you work with JLB Solutions, you work with me and a close network of people I trust. Your project is not handed off to a junior team without practical experience.
If you are weighing an offsite project, I would like to hear about it. Book us some time to talk.

From first call to finished building
The first conversation is on me. Everything after it is scoped and priced up front, so you know what you are getting and what it costs before any work starts.
Conversation
A no-cost call about the project, the decision in front of you and what is worrying you. You will know quickly whether offsite, and JLB, is the right fit.
Proposal
A short written proposal with scope, deliverables, timing and a fixed fee, retainer or monthly fractional arrangement. Nothing starts until you agree to it.
Assessment
A focused review of the design, factory, schedule or business, with written findings, a clear recommendation and the risks to watch.
Delivery support
As much as you need: periodic reviews, factory visits, representation through production, shipping and set, or a fractional role on your leadership team.
